This lovely house is approached by a long winding driveway leading to the front of the house. From this arrival point, the view takes your breath away. Through tall wooden doors you enter the house to find yourself in a large light hall with a ceiling stretching up to the full height of the next floor. Ahead lies the spacious living room (45 m²), with an open fire place and large comfortable sofas. To the right of the living room is the dining room (26 m²) which seats eight to ten. Both the living room and dining room lead onto the outside sitting area, shaded under arches from the hot sun with Indonesian and Moroccan furniture – a perfect place for a mid-day or evening glass of rosé. The area looks out onto a lawn, again with that view sans pareil. Steps lead from the lawn up to the swimming pool which is situated on a higher level. To the left of the entrance hall is a television room and study (24m²), with a wide screen television (with Sky TV) and DVD player. To the right is the large kitchen (32m²) which has wooden beams and can seat eight to ten people. The kitchen is Provençal style with a mix of wood, stone and modern steel. It has a range style double oven (gas and electric), two dishwashers, a microwave, an American fridge/freezer and a state of the art coffee/espresso machine. There is also a table for sitting and eating outside the kitchen. Taking the stairs from the entrance hall, you arrive at the bedrooms. The magnificent master bedroom is large with a super king-size bed and has an en-suite bath and shower (together, 41m²). From the bath, one can sit and enjoy the view across the olive trees towards the Mediterranean! The next bedroom is also a double room (15m²) with twin beds and an en-suite shower-room and W.C. The glorious view from this bedroom can be appreciated from the bed or from the shower. On this level there is another large room (23m²) with an antique four-poster double bed. Just next to this room is a bathroom and W.C. You can enter the pool house from the main house where you will find two more double bedrooms and en-suite bathrooms. The house is lived in by the owner’s family the rest of the year so it is decorated and designed as a home not as a secondary residence. The main house is a stone building and retains the cool in the summer; however, all bedrooms and living rooms still have ceiling fans. The Pool and the Pool house The swimming pool is a large 15x6 metres pool. Beyond the pool there is a large open but shaded area for some respite from the heat of day. Facing onto the pool is a large extension to the main house which constitutes separate accommodation and has two double bedrooms with en-suite bathrooms and a separate living area. The first bedroom has doors onto a small patio with a view over the gardens and across to the Mediterranean Sea; the second bedroom has sliding patio doors directly out to the pool. When entering from the main house, you arrive into a high- ceiling room with sliding doors onto the outside sitting area. There are stairs up to the TV mezzanine for chilling out and watching a favourite movie. The outside area is spacious and has a fully equipped kitchen with seating and dining for 10/12 people. There is an open fire place in this area which takes the chill out of the air on a Spring or Autumn’s evening. On a hot summer’s day, the colonial ceiling fans cool you down as you sip that glass of rosé or champagne. Independent apartmentSet back from the main house behind a stone wall, one can find a two bedroom apartment looking out onto olive trees, comprising one double room and one with two single beds, as well as a kitchenette and a bathroom. The apartment has air-conditioning. The grounds The property is 1.4 hectares in total and contains terraced olive groves with over 250 olive trees and orange trees. The property makes it own marmalade and olive oil. The Immediate Surroundings The property is close to Mougins (20 minutes), Valbonne (10 minutes) and Grasse (20 minutes). Cannes and Nice are both accessible within 30 minutes, depending of course on traffic. These times will be longer in the height of summer. There are a number of hill-top villages nearby such as Opio, Chateauneuf, and the fortified medieval St Paul de Vence. There are many golf courses nearby, a tennis club and horse-riding.
